Should Fire Protection Systems Be Replaced Simply Because They're Old?
When Engineering, Compliance, and Integrity Should Drive the Decision

Most people don't.

If your vehicle has been properly maintained, regularly serviced, remains reliable, and is still safe to drive, you wouldn't replace it simply because it has reached a certain age.

So why are fire protection systems often treated differently?

At FJ Group Africa, we've seen many end users encouraged to replace complete fire detection and fire suppression systems simply because they are considered "old." But age alone should never determine whether a system has reached the end of its service life.

Fire protection systems are life-safety systems, and there should never be any compromise where safety is concerned. If a system can no longer perform as designed, no longer complies with applicable requirements, or cannot adequately protect the identified fire risk, it should absolutely be repaired, upgraded, or replaced.

However, if a system has been properly maintained, regularly tested, inspected, and continues to perform its intended function while remaining fit for purpose, then replacement should be supported by sound engineering judgement—not by age alone.

Before recommending replacement, every responsible fire protection professional should ask:

  • Does the system still perform as designed?
  • Has it been properly maintained and tested?
  • Is it still compliant with applicable requirements?
  • Has the fire risk or building occupancy changed?
  • Can the system be safely maintained or upgraded?

Replacing a fire protection system is a significant investment. End users deserve recommendations based on technical evidence, risk assessments, and professional integrity—not assumptions.

At FJ Group Africa, we believe our responsibility is not simply to sell new systems. Our responsibility is to protect lives, safeguard property, and provide honest engineering advice that is in our clients' best interests.

A fire protection system should be replaced because it is no longer capable of protecting lives, not simply because it has become old.
